“Yesterday, I visited the site where one of Vermont Flex Homes ADUs is nearing completion. I was so impressed with the design, systems, and beauty of the 800-plus-square-foot, 1.5-story ADU that I’m building one for myself.

Light-filled and exceptionally designed for efficiency, with a feeling of spaciousness, this ADU is ideal for me to reduce costs and live comfortably. Vincent Cioffi of Vermont Flex Homes walked me through the entire ADU and explained all the design benefits. The cost to build this exceptional home is perfect for my budget.

Working with local contractors, utilizing local materials, and reducing my carbon footprint were my top requirements for choosing an ADU builder. Today, I am moving forward with the contract to build.”

“Vince Cioffi and his team built a 880 sq ft, two-bedroom building (an ADU) for our family during the spring, summer and fall of 2025. During this period, Vince brought his extensive knowledge and experience to bear in planning and delivering a very successful project that more than meets our expectations for quality, craftsmanship, and professionalism. We started with a few different ideas; Vince was able to steer us towards the most cost-and-energy-effective footprint and location, in the ADU itself and connecting to our existing utilities. We designed the floorplan together, and it was a pleasure to collaborate with him, exploring different ideas, adding or removing elements during the construction process – notably, doubling the amount of windows – and accommodating our desire to use sometimes unconventional or vintage fixtures and materials. The building was completed within the projected timeframe and remained close to the projected cost estimate, due to Vince’s ability to find low-cost solutions to unexpected challenges. Communication with Vince was exceptionally easy – he kept us well-informed about the project every step of the way, handled the permitting process with ease, and sought our opinions and direction when required. His crew members were unfailingly professional and respectful of our presence, which was a short distance across the driveway from the building site. From the initial planning meeting to the final wrap-up of the project, my experience in working with Vince has been excellent and I recommend him highly.”

Frequently Asked Questions

An Accessory Dwelling Unit is a secondary housing unit on your property, complete with a kitchen, bathroom, and bedroom. It can be used for rentals, family, or workspace.

Yes. Thanks to Act 179, you can now build one ADU by right on any single-family lot in Vermont, as long as it meets federal, state and local requirements. We handle all the permitting for you.

Our ADUs are designed for affordability and typically range from $90,000 to $400,000 depending on design selection, site conditions and level custom finishes. You control costs by choosing from four available designs and your choice of custom finishes.  We provide detailed, fully transparent costs so there are no surprises.  Start a conversation for a personalized estimate.

We build ADUs for properties throughout Windham County, VT. Including Athens, Brattleboro, Brookline, Dover, Dummerston, Grafton, Guilford, Halifax, Jamaica, Londonderry, Marlboro, Newfane, Putney, Rockingham, Somerset, Stratton, Townshend, Vernon, Wardsboro, Westminster, Whitingham, Wilmington, and Windham.

If you are located outside of Windham County, you can still purchase plans & blueprints for our ADUs and have your own construction company handle the build. If we don’t service your area, we are also happy to provide a referral to another builder in your area.

Yes. Our ADUs are designed with modular connectivity in mind. You can start with a single unit and expand over time by connecting additional sections as your needs grow.

Yes — and we take care of that. We handle zoning, wastewater, fire safety, and all other required state and local permits so you don’t have to.

Thanks to our proprietary process, most of our ADU construction projects move from site visit to installation much faster than traditional builds. If you choose one of our Flex Line ADU models, from start to finish construction typically takes 4-6 weeks.

Yes, for a one-time license fee that includes a pre-construction site visit to discuss infrastructure and site preparation

Absolutely. Many Vermont homeowners build ADUs as long-term rentals, short-term guest spaces, or for aging family members. Our team ensures your ADU is built to local code so it’s fully legal to rent.

ADUs are permanent, code-compliant buildings designed to meet all applicable state and local building codes. Tiny homes are often built on wheels and don’t always meet residential building codes. Others come with the “shell” only and leave it to you to prepare your land and install all mechanical, electrical and plumbing systems, while we handle this for you. Our homes are move-in ready. If you’re looking for a fully legal, year-round living space in Vermont, an ADU is the better choice. As experienced accessory dwelling unit builders, we make sure your ADU is permitted, connected, and ready to live in.
